I. Overview
BOMA Spokane is seeking proposals from qualified independent contractors or association management firms to provide strategic leadership, operational oversight, and administrative support on a contractual basis. The selected contractor will serve as an Association Management Consultant (aka Executive Director, BOMA Association Executive) guiding the organization’s growth, member engagement, and advocacy efforts while maintaining compliance with industry best practices.
This is an independent contractor (IC) opportunity and not an employee position. The selected contractor will operate under a professional services agreement.
II. Scope of Work
The selected independent contractor will provide association management services to support the strategic, financial, and operational goals of BOMA Spokane. This role is structured as a consulting contract with specific deliverables, allowing the contractor to operate independently while coordinating with the Board of Directors. The scope below is a general description, and a final scope of work will be outlined within the final professional services agreement.
A. Governance & Strategic Leadership
Advise and support the Board of Directors in fulfilling BOMA Spokane’s mission.
Facilitate Board meetings, including agenda preparation, meeting minutes, and action item follow-ups.
Work in conjunction with the Executive Committee to prepare an annual business plan which encompasses the annual budget and the shared goals of membership and elected leadership.
Assist the Officers and Directors of the Association with the continued development of the Association, including the provision of advice and guidance to the Board on issues, policies and activities of the Association with the understanding that all decisions must be made by the Board of Directors and Officers, and otherwise comply with all bylaws.
Ensure compliance with association bylaws and governance best practices.
Attend and participate in BOMA International, state and regional conferences and events.
B. Financial Oversight & Resource Development
Develop and manage strategies to increase non-dues revenue through sponsorships, partnerships, and fundraising initiatives.
In conjunction with the Executive Committee, monitor income and expenditures, and report the financial status to the Board of Directors on a monthly basis or as requested.
Ensure timely invoicing and collections for dues, event registrations, and sponsorships handling all account payable for the association
Maintain financial records and collaborate with external accounting professionals as needed.
C. Membership Growth & Engagement
Develop and implement strategies to attract, retain, and engage members within the commercial real estate industry.
Build relationships with key stakeholders, including building owners, managers, and service providers.
Oversee membership database management, ensuring accuracy and compliance with BOMA International standards.
Conduct periodic membership surveys to assess engagement and areas for improvement.
Organize new member orientations and member recognition initiatives.
D. Program & Event Coordination
In conjunction with the board and committees, plan and execute educational programs, networking events, monthly luncheons and special initiatives.
Secure venues, catering, speakers, and sponsorships for in-person and virtual events.
Ensure meetings and events are professionally managed, well-organized, and financially viable.
Work with committees to develop educational content and industry-specific programming.
Coordinate BOMA Spokane’s participation in state, regional, and national BOMA conferences.
In conjunction with the board and committees, plan and execute BOMA’s annual golf tournament and year end gala.
E. Legislative & Industry Advocacy
Serve as a liaison between BOMA Spokane and local, state, and national advocacy groups.
Monitor legislative developments affecting commercial real estate and provide timely updates to members.
Support the BOMA Advocacy Group by preparing reports and engaging in advocacy initiatives.
Strengthen relationship and communicate with elected officials, policymakers, and business leaders to advance industry priorities.
F. Marketing, Communications & Public Relations
Oversee branding, marketing materials, and public relations efforts to enhance BOMA Spokane’s visibility.
Manage or coordinate website updates, email campaigns, and social media engagement that is in alignment with any of BOMA’s communications policies and with approval from the board.
Develop promotional materials for membership recruitment, sponsorships, and public awareness.
Foster relationships with media outlets and industry publications.
G. Administrative & Contract Management
Maintain official association documents, records, and contracts securely.
Ensure compliance with legal, financial, and tax requirements for nonprofit organizations.
Provide timely reporting to the Board on key operational and financial matters.
Work with the Board to establish and update administrative policies and procedures.
III. Contractor Qualifications
Qualified applicants must:
· Operate as an independent business (LLC, sole proprietorship, or firm).
· Have experience in association management, nonprofit leadership, or commercial real estate advocacy.
· Demonstrate strong organizational, financial management, and leadership skills.
· Be able to work autonomously, managing multiple priorities without direct supervision.
· Carry or be willing to obtain General Liability Insurance.
IV. Compensation & Contract Terms
Compensation will be structured as a monthly retainer
This is a 1099 independent contractor agreement, not an employee position.
The contractor is responsible for all federal, state, and local taxes, including self-employment taxes.
Location Requirement: Due to the nature of this role, the contractor must be based in Spokane or the surrounding area to facilitate in-person meetings, events, and stakeholder engagement.

Selection Process: A BOMA Spokane committee will review all submissions and conduct interviews with selected applicants. Interviews will take place between late April to mid-May.
